All sealing jobs include thorough surface preparation — pressure washing, degreasing when needed, and drying before application. We also offer standalone pressure washing and surface cleaning as a separate service.
Sealing looks simple. Done wrong, it traps moisture, peels, and fails within a season. Every step below matters.
Full surface cleaning — pressure wash, degreaser where needed, scrubbing. Any contamination left on the surface gets sealed in. We don’t skip this step regardless of how clean the surface looks.
The surface must be fully dry before sealer application. Moisture trapped under sealer causes whitening, bubbling, and delamination. We allow adequate dry time and confirm surface conditions before proceeding.
First coat of commercial-grade sealer applied at proper coverage rate. Grit additive incorporated where slip resistance is specified. Product and coverage selected based on surface type and use case.
Second coat applied after proper flash time between coats. Final inspection for coverage, lap lines, and finish quality. Job is complete when the surface meets our standards — not just when the product is applied.
Temperature and humidity matter. We don’t seal in peak afternoon heat, in rain, or when humidity is outside the product’s rated range. Sealing under the wrong conditions is the most common reason sealer fails quickly. We schedule and adjust accordingly.

The most durable topical sealer we offer — high sheen, chemical and abrasion resistant, and significantly tougher than acrylic. Built for high-traffic surfaces and commercial applications where longevity matters more than frequency of re-application. Lifespan: 3–5+ years.

Sealer doesn't last forever — and in Southern Utah's climate, it takes more abuse than almost anywhere else. UV, heat, chlorine splash, vehicle traffic, and freeze-thaw cycles all degrade sealer over time. When sealer starts to whiten, peel, or flake, the right move is to strip it and start fresh.
We remove old failing sealer, clean the surface thoroughly, and apply fresh commercial-grade product correctly. Sealing over a degraded existing coat traps the old sealer underneath and causes the new coat to fail faster than it should.
