What “Specified” actually means

A Specified Sealant Applicator is certified and approved by the sealant manufacturer to apply their products on specified projects. Architects, engineers, and project owners can list us by name in project specifications and require our products be used. No other contractor in Southern Utah holds this designation.

It means we’ve been vetted, trained, and authorized to apply commercial-grade sealing systems that most local contractors simply can’t access or aren’t certified to use. When you hire us, you’re getting both the right materials and the certified application.

On residential work, this means you get commercial product quality on your driveway, pool deck, or patio — not the hardware store sealer most contractors use.

Our Process

How we seal correctly

Sealing looks simple. Done wrong, it traps moisture, peels, and fails within a season. Every step below matters.

Clean & Degrease

Full surface cleaning — pressure wash, degreaser where needed, scrubbing. Any contamination left on the surface gets sealed in. We don’t skip this step regardless of how clean the surface looks.

Dry Time

The surface must be fully dry before sealer application. Moisture trapped under sealer causes whitening, bubbling, and delamination. We allow adequate dry time and confirm surface conditions before proceeding.

03
First Coat

First coat of commercial-grade sealer applied at proper coverage rate. Grit additive incorporated where slip resistance is specified. Product and coverage selected based on surface type and use case.

Second Coat & Inspection

Second coat applied after proper flash time between coats. Final inspection for coverage, lap lines, and finish quality. Job is complete when the surface meets our standards — not just when the product is applied.

Temperature and humidity matter. We don’t seal in peak afternoon heat, in rain, or when humidity is outside the product’s rated range. Sealing under the wrong conditions is the most common reason sealer fails quickly. We schedule and adjust accordingly.

Why It Matters

Sealed vs unsealed

Southern Utah’s UV index is among the highest in the country. Unsealed pavers and concrete fade, pit, and degrade significantly faster than in milder climates. Sand, dust, and vehicle traffic compound the damage.

A properly sealed surface in St. George will look dramatically better 5 years from now than an unsealed one. The comparison isn’t subtle — UV degradation in Southern Utah is severe and visible.

We use Specified commercial-grade sealers — not the hardware store product. Product quality matters as much as application quality in this climate.

Choosing the Right Sealer

Penetrating, acrylic,
or polyurethane?

The right sealer depends on the surface, the exposure conditions, and the finish look you want. We match the product to the project — not the other way around.

Penetrating Sealer

Soaks into the concrete and protects from within — no film, no visible sheen. The most natural-looking option. Best for natural concrete driveways, exposed aggregate, and surfaces where you want protection without changing the appearance. Lifespan: 3–5 years.

Acrylic Sealer

Topical sealer that enhances color and adds a light to medium sheen. Enhances the natural look of pavers and decorative concrete. Popular for pool decks and patios where a wet-look finish is desired. Requires re-application every 2–3 years in Southern Utah's UV environment.

Polyurethane Sealer

The most durable topical sealer we offer — high sheen, chemical and abrasion resistant, and significantly tougher than acrylic. Built for high-traffic surfaces and commercial applications where longevity matters more than frequency of re-application. Lifespan: 3–5+ years.

Strip & Reseal

Old sealer
failing?

Sealer doesn't last forever — and in Southern Utah's climate, it takes more abuse than almost anywhere else. UV, heat, chlorine splash, vehicle traffic, and freeze-thaw cycles all degrade sealer over time. When sealer starts to whiten, peel, or flake, the right move is to strip it and start fresh.

We remove old failing sealer, clean the surface thoroughly, and apply fresh commercial-grade product correctly. Sealing over a degraded existing coat traps the old sealer underneath and causes the new coat to fail faster than it should.

Every 2–4 years in Southern Utah’s climate. UV intensity here is extreme, and unsealed pavers fade and degrade faster than in most US markets. Pool decks and driveways are on the shorter end of that range. The water absorption test: if water soaks in rather than beading, it’s time to reseal.
Yes — pool deck sealing is one of our most frequent services. We seal concrete, paver, and travertine pool decks with products appropriate for each surface. Slip-resistant grit additive is available and recommended for most pool applications. Southern Utah’s UV and heat makes proper pool deck sealing especially important.
Always. Thorough cleaning — pressure wash, degrease if needed, dry — is step one of every sealing job. Sealing over contamination traps it under the sealer and causes premature failure. This isn’t optional prep — it’s the reason our work lasts while others’ doesn’t.
Cost depends on square footage, surface condition, how long since last sealing, and surface type. Small jobs carry higher per-square-foot pricing because setup, dry time management, and cleanup are significant regardless of size. We provide free on-site estimates and won’t give you a number without seeing the actual project.

Penetrating sealers soak into the concrete or paver and protect from within — they don’t change the look much. Topical sealers form a protective film on the surface and can add sheen or gloss. The right choice depends on the surface type, desired appearance, and use case. We’ll recommend the correct system after seeing your project.
Efflorescence (white salt deposits) and staining need to be treated before sealing — sealing over them locks the problem in. Our process includes cleaning, degreasing, and treating any staining before sealer goes down. This is one reason prep matters more than most people realize.
